Please find below an update on Estate news.

Drains

Thames Water

We have made steady progress with Thames Water. They have jet washed and cut out roots all along Oxshott Way and Mizen Way. They have also completely rebuilt one of the inspection chambers on Mizen Way. We have also put in complaints regarding the TW system in OR, HH and BHW. We are waiting on the report from their Operations Engineer on whether they believe they have sorted out all of the problems on the main rainwater sewers or what further work is required.

OWRA system

Phase 1:

We have engaged Simon Dent the SUDS engineer to run a tender process for the repair of all of OWRA infrastructure that feeds into the TW system. Our aim is to have a fully costed proposal to present at the AGM. 

Phase 2:

The top of the estate is all serviced by soak aways. We have engaged a specialist company, Ground Management, to complete a porosity test at the triangle at the top of Oxshott Rise. The results of this test will determine whether the best solution is to repair or remake the existing soak aways or to design a solution to run the gulleys into the TW system. We should understand by the AGM which direction we need to go in.

Streetlighting

The second phase of additional streetlights has been completed. It will be apparent that these have a different light output to the first units as the installers placed a lower output LED unit in error. This will be corrected next week.

Roads

Please note the next few road sweeps will take place on the following dates:

  • Saturday 25 January

  • Saturday 22 February

  • Saturday 22 March

  • Saturday 26 April

  • Saturday 31 May

As usual, please could all residents make sure their cars and bins are off the roads.

Trees & Verges

As many of you will have noticed, the annual tree works are currently underway. We hope any inconvenience is minimal.

We have recently been advised that we have a higher incidence of failing trees than we initially thought. We are formulating a plan to address this and will communicate it in due course.

Finance

In the final week of November, you received by email notice that your annual contribution is payable by 1 January 2025. To date we have received 176 payments (85%). If you have not yet paid your annual contribution, this is now overdue so please pay at your earliest convenience.

2025 AGM

A preliminary date for the 2025 AGM has been set. Please see your personal email for further details.

Gate Key Holders

We wish to thank Andy Gillet for standing in as a Gate Key Holder over the Christmas and New Year period when all Board members were away, acting as an emergency contact in the event of a gate malfunction. Ideally, we would have one Gate Key Holder for each gate and, for convenience, that would be a household that lives close to that particular gate. We will be revisiting these roles in the near future so if this is a role that you might consider, please do get in contact.

Christmas Drinks

The Estate’s annual Christmas drinks on Sunday 15 December was well attended once again. Residents donated generously to the Cobham Food Bank who were delighted with the contribution. Huge thanks to Jane and Mark Bissix, Lindsey Boggis-Sanders and Simone Steidl for organising another wonderful event.
